Home Owner Associations

Included services in our basic package

Our fees are a range of $30-$42 per unit per month. With a onetime set up fee of $350 to $2000. Depend on complex size.

  • Attend board meetings and annual meeting.

  • Online custom website for the owner(s) to review all business details available at any time

  • Specific Board only website access and information

  • Collection of Homeowner dues and assessments

  • Pay monthly bills

  • Monthly Income Expense Analysis Reports

  • Yearly Summary and preparation of annual budget provided.

  • Property Management Incident and Status Reports. (web and email)

  • Scheduled Property Projects Status Updates (web and email)

  • Prepare and setup CPA Audit when required or asked for at a rate of $120 per hr.

  • Records of Insurance reviewed annually

  • Setup and get bids for reserve studies

  • All legal services provided at cost with no mark up

  • Help make recommendations for Declaration and Rules updates

  • 24-Hour Emergency live staff contacts & numbers

  • Hire and oversee the maintenance of the common areas, landscaping using local licensed and bonded contractors and proven workers under our contract

Additional services

  • Hire and oversee onsite live in manager if needed and/or requested at additional expense
  • Court appearances and depositions rate of $120 per hour
  • Insurance claims at a rate of 2.5% of the total contract or $120 an hour, which ever is less
  • Preparations of specifications, acquisitions of bids, supervision of construction work, and or final inspections and approval of major and/or capital projects at the rate of $120 per hour.
  • Preparations of resale certificates $250 / lender questionnaire $50 charged to the owner per page
  • Special Accounting beyond normal $65
  • FHA certification process for the complex. $700 every two years’ process

Property owners

Included services in our basic service package

The cost for managing is $125 per month. Finding and placing a tenant for the property is equal to 1/2 of the first month’s rent based on a one-year lease. If the lease is renewed by the same tenant the next calendar year the cost for renewing the lease is $140 for the walk through and expenses

  • Renting, operating, and managing the property.
  • Screening
  • Provide monthly statements of income, expenses and remittances to the owner with a yearly summary.
  • Walk throughs quarterly as and if needed and provide scheduled property supervision updates.
  • Provide property management status reports.
  • Provide incident reports and updates.
  • Accessible during normal business hours with 24 hour emergency contact services
  • Hold tenants’ security deposits in trust.
  • Collect rents and pay monthly bills and expenses as needed and required
  • Deposit rents directly into landlord’s account.
  • Both electronic and postal mail communications as needed.
  • Hire and oversee all service and maintenance of the grounds and facility

Provided at an additional charge of sixty dollar per hour

  • Court appearances and depositions
  • Extensive and non-routine insurance claim administration
  • Extensive and non-routine consultation with accountants and/or attorneys, including assistance which may be provided to Landlords auditor in conjunction with audits
  • Preparation of specifications, acquisition of bids, supervision of construction work, and/or final inspections and approval of major maintenance and/or capital improvement projects
